Aqua Maya is BNW’s sixth project on Al Marjan Island, and the one most explicitly built around sustainability. The design leans on biophilic principles — planting worked into the building rather than applied around it, shaded circulation, and an emphasis on natural light and cross-ventilation.
The unit mix is deliberately weighted toward smaller homes: of 99 residences, 76 are one-bedroom, which positions the building squarely at investors and single or couple occupiers. Entry pricing from AED 1.78M makes it the most accessible of BNW’s current Al Marjan line-up.
